Objective: To implement and maintain accurate accounting practices with thorough checks and balances. To oversee and resume responsibility for accurate and correct financial reporting. 

Responsibilities 

  1. Work with C.E.O to develop company’s financial strategy and plan 
  2. Assume responsibility for all financial accounts 
  3. Cash flow forecasting and preparation of cash flow reports 
  4. Manage company budget 
  5. Monitor and analyze company financials 
  6. Keep informed and stay in tune with the latest developments in our industry with regards to financial concern 
  7. Assist all departments with developing strategies and objectives to align with companies financial performance 
  8. Preparation of monthly, quarterly and annual financial reports 

Requirements

Objective:           Establish accurate pricing and control costs to meet company margin goals without sacrificing quality and schedules.

Responsibilities

  1. Open to learn and maintain Purchasing software system – Mark Systems by ECI Solutions.
  2. Review plans and identify scopes of work for each trade to ensure projects are complete.
  3. Complete thorough review of contractor proposals.
  4. Prepare timely budgets.
  5. Control expenditures and monitor compliance with budget.
  6. Monitor and control all trade contractor Agreements.
  7. Continue monitoring material availability and make sure no ordering delays.
  8. Maintain positive relationships with trade vendors and suppliers.
  9. Seek new opportunities to control costs and find rebate programs.
  10. Update trades and suppliers of current issues.
  11. Assist in recruiting & maintaining sub-contractor staff adequate to keep up with production and remain on budget.
  12. Review each project proforma for accuracy prior to creating work orders and purchase orders.
  13. Review all work orders and purchase orders for accuracy before issuing.
  14. Releases all work orders and purchase orders related to job costs via our automated system.
  15. Meet weekly with PM’s and Superintendents to review contractors, VPOS, and other field issues to move the company forward.
  16. Review for accuracy, changes in scope of work and the costs associated with the change.
  17. Provide weekly updates to VP.

Requirements

  1. The minimum work week to consist of Monday-Friday. 
    1. Normal hours 7:30 AM – 4:30 PM
    1. Additional hours may be required at times to meet deadlines.

Reports to: Selections Manager & Vice President of Selections & Purchasing
Objective: Oversee the architectural and structural design aspects of the home during the design and selections process. Strive for zero-defect construction documents while continuing to keep Diamond Peak on the forefront of architectural design trends.


Responsibilities
1. Design new plans for new models and continue to update our older models and plans.
2. Work with Production to keep our plans up to local and state building codes.
3. Work with Purchasing to keep our plans value engineering, offering a quality home for the most affordable price.
4. Oversee production start packages of each home.
5. Work with selections & the client to create lot specific plans and even custom design options initiated by the client.
6. Work with custom clients to create a whole detailed plan set.
7. Communicate any substantial plan changes to purchasing and production.
8. Lot specific plans to detail out trim details, flooring details and finish selection details thoroughly for the field to carry out.
9. Solicit trade contractor input to enhance value engineering of all floor plans and construction drawings.
10. Create floor plan templates and examples for clients and sales brochures.
11. Assist in construction bidding questions and work with Purchasing to obtain bids in a quick and orderly fashion.
12. Assist with Scopes of Work review.
13. Conduct field walkthroughs with the team and/or clients when needed.
14. Assume full responsibility of all Diamond Peak plan sets.
15. Continually increase our finish options and continue to create detailed drawings and pamphlets.
16. Design final construction color scheme layouts with our in-house selections team.

The Project Manager (PM) provides leadership for the Subcontractors on the jobsite. The PM is solely responsible and held accountable for the timely completion, cost control and safety compliance of their assigned projects. Additionally, the PM is responsible for ensuring that the projects are constructed in accordance with the plans, specifications and local building codes required.

RESPONSIBILITIES and DUTIES

Essential Functions:

This document has been prepared to outline the basic responsibilities and duties of a Diamond Peak Homes Project Manager. The following reflects management’s definition of essential duties and responsibilities for this position but does not restrict the tasks that may be assigned to an individual. Management may assign or reassign duties and responsibilities at any time due to reasonable accommodation or any other reason that may arise.

  • Working with Sales and Purchasing during the early stages of the project, if need be, to determine feasibility of execution.
  • Manage field crew and subcontractor schedules to ensure timely completion of projects.
  • Perform quality control duties and responsibilities regarding work being performed.
  • Ensure that subcontractors are fully executing and complying with their contracted scope of work.
  • Direct/Coordinate work in the field in accordance with plans and specifications.
  • Communicate any conflicts or revisions associated with the project to the sales team and VP of Production prior to execution.
  • Coordinate required inspections with local building departments.
  • Identify subcontractor non-compliance with safety and quality standards.
  • Identify subcontractor non-compliance with schedule.
  • Identify conflicts in the construction progress and communicate them to the VP of Production for resolution.
  • Maintain and update the construction schedules for assigned projects in the IHMS portal on a weekly basis.
  • Provide updated schedules along with an updated stage of construction for assigned projects to the VP of Production, Purchasing and subcontractors every Thursday.
  • Perform PM duties at multiple jobsites, simultaneously.
  • Ensure subcontractors have corrected all identified deficiencies.
  • Walk all jobsites daily to monitor progress, accuracy, cleanliness and safety concerns.
  • Perform job progress and completion punch lists.
  • Ensure that a DPH representative is opening the jobsites at the beginning of the day and securing the jobsite at the end of each day.
  • Full use and understanding software and programs used by Diamond Peak Homes

Supervisory Responsibilities:

Project Managers shall coordinate with each other in scheduling crew members daily and provide that schedule to the VP of Production upon request.
