At Diamond Peak Homes our goal is to help you build your forever home.  We know building a home can seem like an overwhelming process, but we are able to simplify the home building process by separating it into 5 simple steps.

1. Introduction

 

Interested in building a home with Diamond Peak? 

It all starts here.  Find a model and/or subdivision that interests you and best suits your needs. If you're not sure which model and/or subdivision best fits your needs, call our team at (219) 779-9464 Any questions or concerns you may have can also be addressed through our website under the contact tab. 

Once you are connected with our team we can help find what best suits you.  If you decide you would like to build with us after communicating with our staff, you will choose your lot, put down a deposit, and sign our contract so we can get to building your forever home. 

2. Selections

INITIAL MEETING 
The process starts with an initial design meeting.  

  • STRUCTURAL CHANGES 
    First thing we look at is any structural changes you want made to your home, which includes: garage size, closet additions, and room size.
  • EXTERIOR SELECTIONS 
    Then we move on to the exterior selections of your home which includes: Siding color, stone color, roof color, window selection, gutters
  • INTERIOR SELECTIONS 
    After we move on to the interior selections of your home which includes:  
  • Kitchen design, cabinets, counter tops.  
  • Plumbing selections like faucets and sinks.  
  • Flooring selection... vinyl laminate... carpet. Bathroom selection... shower, bath, sinks, cabinets. 
  • Interior doors, interior hardware, trim, stairs, and fireplace. 
  • And finally you select what kind of electrical fixtures you would like. 

FOLLOW UP MEETING 
We know that this is a lot to choose from in one meeting and there is a lot to think about, so follow up meetings can be scheduled if needed. 

Once all selections are made, you sign off on your selections, making your selections final.  Note that you cannot change your selections after signing off. 

3. Build Phase

After signing off on your selections, all construction documents get sent to the local municipality for permits to approve for home building. 

Once permits are received, the home building phase can begin.  

  • BREAKING GROUND 
    First we break ground, digging to create the foundation of your home.  Once the dig is complete footing and foundation is poured. Water proofing and backfill is next, and after is framing.  Once framing is complete the mechanicals will be put into place.  
     
  • WALKTHROUGH 1 (ELECTRICAL) 
    After house is fully framed, we will walk you through your home to discuss placement of outlets, television locations, and any other electrical additions. 
     
  • INSULAITON & DRYWALL 
    Insulation and drywall is next. After drywall is priming then flooring.  
     
  • WALKTHROUGH 2 (TRIM) 
    After drywall, flooring, tile, we will walk you through your home to verify and discuss things like cabinet, molding, and window casing layouts.

    Cabinets and trim are installed.  When trim and cabinets are installed the final paint and mechanical trim are done.  

    We then inspect the house for any final touch ups and once this is complete.
     

4. Closing

 

A team member will walk you through the entire home to go over functionality and featuresIn this walkthrough we can look over any other final touchups that may need to be addressed. 

We can then move on to closing your homeWe need to schedule at a titling company to sign final documents and then we can turn over your keys to your newly built Diamond Peak home. 

5. Warranty

 

Diamond Peak Homes provides an industry standard one-year workmanship warranty and a ten-year structural warranty as set forth by the National Association of Home Builders (NAHB). Your warranty starts on the date of closing and is active up to and including your one-year anniversary date.

All communication for warranty protection on your home is communicated through our homeowner portal.
